The price of a home warranty depends on a few factors, such as the level of coverage you need for your home, your service fee, and the size and location of your home. As a member of American Home Shield, you choose the service fee amount you pay (either $100 or $125 plus sales tax where applicable) when you sign up for your home warranty. You will pay a service fee each time you place a service request and a Pro (plumber, electrician, etc.) comes to your home to provide service. The amount you choose can help adjust your monthly cost — a higher service fee results in a lower monthly cost, or if you think you may be placing a lot of service requests throughout the year, a lower service fee may make sense for you. With three plans to choose from, you can pick the plan that’s right for you.
Our best home warranty plan is the one that’s right for you and your home. The ShieldSilver™ plan covers the parts and components of your must-have systems like your heating and cooling, plumbing, and electrical systems. ShieldGold™ covers all of the above plus your laundry and kitchen appliances. And with ShieldPlatinum™, you get coverage for just about everything: home systems and appliances, plus premium features like roof leak repair coverage, unlimited AC refrigerant, and one free HVAC Tune-up per agreement term. No two homes are the same, and that’s why we have options – so you can find the plan that fits your needs.
Our standard contract term is 1 year and can be renewed upon expiration. When you purchase a new home warranty plan, there is a 30-day waiting period before you can make your first service request.
You can place your first service request 30 days after you sign up for your home warranty plan. You will not be charged until your coverage begins at the 30-day mark.
Yes! We don't care how old your home’s systems and appliances are. You can purchase an American Home Shield home warranty without an inspection or maintenance records.
There is a $5,000 per system limit for HVAC systems with all three plans, although some limitations do apply ($1,500 coverage limit for Geothermal A/C systems and coverage up to $1,000 should the Pro need to cut through concrete to access any system components). The coverage limit for appliances depends on your plan: The ShieldGold plan covers up to $2,000 for each covered appliance and the ShieldPlatinum plan covers up to $4,000 for each covered appliance. The ShieldSilver plan does not cover appliances. Additional limitations and exclusions apply – see plan agreement for details.
All of our home warranty plans cover home system and appliance breakdowns that occur due to normal wear and tear, so common, everyday use. Home warranty plans do not cover cosmetic damage, issues due to misuse, or breakdowns that occur because the system or appliance is the wrong size or capacity for your home based on manufacturer and/or industry standards. We offer home warranty plans specifically for home buyers and sellers, and your coverage will begin immediately. If you’re buying a home, you can include your home warranty in the real estate transaction as part of the closing costs. Yes, you will pay a non-refundable, preset service fee each time you place a service request. You get to choose your service fee amount when you purchase your plan. See your plan agreement for more information.
